After weeks of inspections, paperwork, and preparation, closing day is finally approaching.

Before the keys officially change hands, buyers typically complete one last important step: the final walkthrough.

This walkthrough ensures the home is in the agreed-upon condition before closing.

What Is the Final Walkthrough?

The final walkthrough is usually scheduled within 24–48 hours before closing.

It is not another inspection. Instead, it’s a chance for buyers to confirm that:

  • The home is in the same condition as when the offer was made
  • Any agreed-upon repairs have been completed
  • The seller has moved out (unless otherwise agreed)

What Buyers Should Check

During the walkthrough, buyers typically verify:

1. Agreed-Upon Repairs Are Completed

If repairs were negotiated after the inspection, this is the time to confirm they were completed properly.

2. Appliances and Fixtures Remain

Anything included in the purchase agreement should still be present.

This might include:

  • Appliances
  • Light fixtures
  • Window treatments

3. Major Systems Are Functioning

Buyers may quickly test things like:

  • Heating and cooling
  • Plumbing fixtures
  • Electrical switches

This helps ensure nothing unexpected happened before closing.

4. The Home Is Vacant (If Required)

Unless otherwise negotiated, the home should typically be empty and ready for the new owner.

  • Seller provides a credit at closing
  • Escrow holdback for repairs
